6 Reasons Why Exclusive Listings Are Better For Sellers, Buyers and Agents: 1. Agent focus, motivation & loyalty. Agents will not put their full effort into selling your property unless they have a good chance of being paid. Would you put in 100% effort at work if you were unlikely to get paid? No? Neither will they. Giving an agent exclusivity and a percentage of the sale ensures that they work for you and have your interest foremost at heart. If their only possible revenue... source is from the buyer, technically that's who they are working for. Get a good agent and make sure he/she is working for you. 2. Confidence to invest in marketing. Good agents are entrepreneurial. They will invest into marketing your property and back themselves to sell it. The ones who didn't insist on your paperwork will not. Chances are they won't sell it either. Not in this market. 3. Buyer perception. When a buyer sees the same property advertised by 10 different agents for many months, the property acquires a certain unsellable stigma which is difficult to wash off. Price drops make it even worse. Prospective buyers will ask themselves what's wrong with this property? 4. Vulnerability to bait advertisers. If you refuse to give your agent exclusivity to market your property, there is nothing to stop other agents copying the listing and publishing it at a price 10% to 25% lower to bait prospective buyers/renters. This devalues your property overnight. Without paperwork the legitimate agent cannot stop this from happening. Neither can we. 5. Work with the best. The best agents achieve the best price. If an agent is willing to take on a listing without your paperwork, this is probably not the best agent to promote your property. The best agents have considered marketing plans, provide you with regular updates and they have your property keys. While others tell your prospective buyers: the keys are with security. 6. Open listings Inflates market supply perceptions. Non-exclusive duplicated listings exaggerate the perceived level of stock available in the market. Excessive supply lowers your property value.
